What leasing options are available?
Flexible lease terms are available. Get a quote using your preferred floorplan and move-in date for the most accurate pricing and availability!
Can I request a specific townhome & can a townhome be held?
A specific townhome can be requested, and a quote can be generated based on availability. Townhomes are held with a completed application and a $200.00 holding deposit.
Do you accept Guarantors or Co-signers?
We do accept Guarantors or Co-signers for income. Please review our Rental Criteria and contact our Leasing Team if you have any additional questions.
Is there a security deposit and is any of it refundable?
The floorplan security deposit of $1,200.00 is refundable at move-out, minus any deductions for Resident misuse. Additional deposits may apply. The maximum security deposit will not exceed the amount allowed by law.
Are utilities included?
The resident is responsible for water, sewer, trash, gas, and electricity. Townhomes have submeters to bill for water based on usage. Cable and internet services, which are optional.
Is renter's insurance required?
Insurance is required with a minimum liability of $300,000.00 and a maximum deductible of $500.00 per occurrence.
Do you accept Section 8 vouchers?
We accept all forms of income that are legal, verifiable, and paid on behalf of a Resident.
Do you offer individual leases & co-living?
This is not currently an available option at Trio Townhomes.
Can the apartment be sublet or listed on short-term rental platforms like AirBnB or VRBO?
This is not currently an available option at Trio Townhomes.
What is the parking situation?
Each townhome has an attached, two-car tandem garage with additional storage. Guest parking and street parking are available.
What is the smoking policy?
This community is smoke-free. The use of tobacco products, including smoking, burning, or vaping, is not permitted in the townhomes, the community's common areas, including parking areas, and garages.
What is your pet policy?
We are pet-friendly! Pet deposits are $500.00 for the first pet and $300.00 for the second pet. There is a maximum of two pets per apartment home. Our full pet policy can be reviewed here.
Do you have any amenities for pets?
We are within walking distance of several parks in the La Mesa area. Pet stations are available throughout the community.
How do I get my packages/do you have package lockers?
Packages are delivered to the front doors or mailboxes/mailbox lockers.
Are BBQ grills available?
Community grilling stations are available at Trio Townhomes West. Electric grills are permitted on the balcony per the fire code.
Are concierge services available?
This is not currently available as a service at Trio Townhomes.
Do you offer valet trash service and/or recycling?
Trio Townhomes North and Trio Townhomes South have recycling bins at each trash enclosure. Every townhome at Trio Townhomes West is provided with a 90-gallon recycling bin. Valet trash service is not offered.
Do the townhomes have air conditioning?
Trio Townhomes features dual-zone central heating and air conditioning, allowing for customizable temperature and maximum energy efficiency. Thermostats are Wi-Fi enabled, giving Residents additional flexibility.
What type of flooring do the townhomes have?
All apartment homes have vinyl wood flooring. There is no carpet.
Are washers and dryers available? Are they in the townhome? What kind?
Each townhome features a front-loading LG washer and dryer located between the bedrooms on the second floor.
What kind of appliances and features does the kitchen have?
We offer a full stainless steel LG appliance package featuring refrigerators equipped with ice makers, and we are proud to feature a gas cooking range.
Is there a bathtub or just a shower?
Combination shower with a large, soaking bathtub.
Are the townhomes furnished?
Townhomes are not furnished.
Is the townhome set up for working remotely?
Townhomes are wired for high-speed internet through Cox or AT&T.
Are townhomes internet/cable ready? Is there a separate charge? How do I set it up?
Townhomes are wired for internet and cable. Residents may contact a Cox or AT&T representative to set up service.
